This development consists of three stages totalling 10.5 hectares and is contained within a larger 19 hectares of prime land above Hastings Street on Noosa Hill. Stages 1 & 2 delivered 8 stand alone houses and 23 Villas all pre sold and completed on time and budget. The third and largest stage comprised a resort village with 192 Villas and apartments, conference centre, health spa, restaurant and bar in 11 separate buildings. The project was completed in 2010. Stages 1 & 2 of the project won the National UDIA award for the best medium density residential project in Australia for 2007. Ariadne was responsible in Joint Venture partnership with Leighton Properties for the development management of the project and disposed of its interests following receipt of the Stage 3 development approval. David represented Ariadne's interests as part of the Joint Venture team working closely with the Leighton Properties project director over a 10 year period. David's role covered many aspects of this large development including the feasibility, construction liaison, marketing programs, product delivery, development approval processes, reporting and disposal.

Batemans Bay Marina Redevelopment, NSW, Australia Ariadne Australia Limited Marina Development / Marina Operations / Investment $65 Million June 2006 - Ongoing |
This site redevelopment is a fully integrated staged marine orientated development including a total of 240 wet berths and a 250 boat dry stack facility. Plans to incorporate commercial, retail, tourism precincts and 60 serviced apartments are also proposed. The development has been recognised as a State Significant Project and required a Part 3a Environmental Assessment Project Application to be undertaken. The existing facility is currently being operated and managed while awaiting the commencement of the staged project works. David managed the acquisition, State Government negotiation, planning application, consultation and asset management on behalf of Ariadne. Project works will be delivered in a staged manner commensurate with increased cash flow returns from the redevelopment of this marina and land based buildings. |

Mariners Cove Marina, Qld Australia Abacus Funds Management Limited (RE) / Ariadne Australia Limited Retail / Tourism / Tavern / Marina Refurbishment, Management & Investment $50 Million Asset acquired in 2000, with refurbishments completed in 2001 & 2003 and Sold in 2008 |
This asset is a mixed use tourism and marina development site consisting of berthing, fuelling and retail tenancies. The property included 22 retail, restaurant and showroom tenancies, a 110-bed backpacker resort, tavern and 110 marina berths. The first three stages of refurbishment focussed on rejuvenating the appearance and functionality of the centre taking it to 100% leased. David managed the acquisition, development, operations, leasing and ultimate disposal of the asset on behalf of the Ariadne / Abacus Trust Joint Venture, while also being a significant shareholder in the Abacus Trust project structure. A notable achievement was the registration of an Indigenous Land Use Agreement (ILUA) with the local traditional owners enabling the site and adjoining lands and waters to be amalgamated as part of a large scale redevelopment of the precinct. The ultimate disposal of this asset following repositioning realised significant gains for the Joint Venture. |

Orams is an operating marine / property based asset including a 350 vessel dry stack storage, 40 wet berth marina for vessels up to 60 metres, refuelling facility, an international Super Yacht Slipway and vessel repair yard accommodating yachts up to 600 tonne and 185 feet. These facilities are complemented by a full marine service centre covering all aspects of refit and repair along with a conference / departure lounge facility. Future development expansion is planned for the facility to ensure the facility retains its reputation within the marine industry for being a leading refit and repair facility in the southern hemisphere. David was involved with the acquisition, policy and procedure establishment, individual business unit operations, future development options and approval enhancement elements of this facility. |

The Sebel Resort Noosa features 112 luxury apartments in six blocks overlooking a retail precinct arranged around a pedestrian plaza. The retail precinct comprises nine specialty retail shops and restaurants with frontage to Hastings Street. David was part of the development management team on this project from the commencement through to the final handover of apartments and retail tenancies.

Queen Street Central, Qld, Australia Seymour Group / Ariadne Australia Ltd / Watpac Limited Retail / Commercial / Car parking $90 Million 1997 - 2001 |
This asset was managed by David while in receivership and ultimately purchased by the Joint Venture following the resolution of heritage listing constraints. The site was significantly refurbished by the Joint Venture, whereby a Coles Express and Target became highly successful anchor tenants complementing 25 mixed retail and high end fashion outlets fronting Queen, Edward and Adelaide Streets. Above the retail level was a mixture of commercial office tenancies. This process generated increased holding returns for the Joint Venture enabling the future development plans to be generated. The amalgamation of the adjoining David Jones property expanded and provided volume to the prime CBD site. The Joint Venture prepared and lodged development applications over the amalgamated site for a new integrated retail complex including a new David Jones store, ancillary car parking and associated high end specialty retail, now known as Queens Plaza. David was part of the Joint Venture team, where his responsibilities focussed on the acquisition, refurbishment, leasing programs along with the asset and feasibility management of the project and development process.

Admiralty Quays is a 176 apartment, 32 storey riverside residential building, which was completed in February 1998. Admiralty Quays was awarded the 1998 UDIA Queensland award for Best High-Rise Residential Development. David assisted the Joint Venture team in the successful development management of this project.
